A Buyers Agent is a Realtor who represents the buyer in a real estate transaction. A buyer who wants to find a house to purchase without the help of a Real Estate Professional does not have a Buyers Agent. If you choose to search the internet or drive around looking for homes and contact the Real Estate Agent that is on the web site or yard sign, then you are loosing out on the opportunity to have a Buyers Agent. You will be working with the Listing Agent. The Listing Agent is contracted to represent the seller, their fiduciary responsibility is to the seller. When a buyer goes directly to the Listing Agent to buy a property this Listing Agent will become a Dual Agent. The Dual Agent’s fiduciary responsibi l ities are still to the seller.
If you don't have a strong Buyers Agent when you are buying Real Estate, you will:
1.) You loose leverage in the negotiation process by not having a real estate professional skilled in negotiations representing you. This could cost you thousands of dollars.
2.) You will not have full representation in understanding the contract, and the terms of the transaction. Someone to make sure all your bases are covered, and that the agreement isn’t totally in favor of the seller. This could cost you thousands of dollars.
3.) You will not have full representation in determining the market value of the home you wish to purchase. Remember the Listing Agents fiduciary responsibility is to get as much money as possible for the seller. This could cost you thousands of dollars.
4.) The Listing/Dual agent will be paid the amount of money that would have gone to your Buyers Agent. Here’s how it works, a Listing Agent is hired to sell a house. They will charge the seller a commission. The Listing Agent will offer out half of that commission to a Buyers Agent. If a Buyers Agent has a buyer that buys the property then that agent will collect a commission from the Listing Agent. This means when you work with a Buyers Agent it will not cost you anything.
5.) A good Buyers Agent like The Jekov Group will also save you time in the home search process. We have all the most recent updated information. We will notify you the day a new home that meets your criteria is listed. We will also organize and schedule all showing tours. A tour is usually 5 to 8 houses in a 2 to 3 hour time block. We will discuss the benefits and drawbacks of each property, helping you make informed comparisons.
6.) We know the market real time. We have the tools and we are alerted real time all property's and able to act immediately. We have 100% product knowledge.
7.) Our goal is close a deal below my clients target price.
8.) We are able to locate property's below current market value.
9.) What does it cost you? NOTHING !!! All commissions are paid by the seller. We do all the work and doesn't cost you a penny.
